Don’t pay $499 to find out if you even have a problem. Claim the free leads for your lane below — we send them by email, and if they show real work, the full report is one Stripe checkout away.
These are starter leads from public/detail-level review — not the on-roof inspection. The paid report is the photo-documented, core-sampled version.
Tell us your service area and trades below. Leads are shared first-come by area — we don’t sell the same free lead to a list.
The deliverable
Not a sales walk-through and not a drone flyover video. A working document your asset team, lender, insurer, or buyer can act on — every finding photographed, located on a roof plan, graded by urgency, and priced.
Drone aerial surveyFull-roof orthographic pass plus close-ups of seams, drains, penetrations and rooftop equipment — including areas nobody walks.
On-roof inspection & core sampleBoots on the membrane: seam and flashing probing, fastener pattern check, and a core cut to verify the assembly and trapped moisture.
Thermal moisture scan (Thermal tier)Infrared pass that maps wet insulation under the membrane — the damage a visual inspection alone can't see.
Condition grade & remaining lifeA straight answer per roof section: condition grade, estimated remaining service life, and what's driving it.
Prioritized repair scopeEvery defect graded Fix Now / Plan / Monitor, with the corrective scope written out — hand it to any roofer for apples-to-apples bids.
Repair-vs-replace budgetBudget numbers for the repair path and the replacement path side by side, so the capital decision is arithmetic, not opinion.
Photo log & roof planNumbered photos keyed to a marked-up roof plan — the same documentation insurers and warranty administrators ask for.
Warranty & safety notesExisting warranty status where documented, plus safety and code observations (drains, access, edge protection) flagged separately.
Free sample — read before you pay
This is the real report format — drawn from the standard template — with the first two findings fully open: photo, location, grade, corrective scope, and the budget line. The rest of the report — the remaining findings, the full photo log, and the repair-vs-replace budget — unlocks with your order.
On-roof seam and flashing check. Drone imagery finds the suspects; the core sample and seam probe confirm them.
6 ft of failed seam with moisture present in the core sample below it. Re-weld and patch within 30 days, before wet insulation spreads.
Sample repair budget for this finding: $850–$1,400
Standing water 72+ hours after rainfall. Drains set above field level; tapered crickets and a drain reset are the corrective scope.
Sample repair budget for this finding: $2,400–$3,800
Every finding photographed, located, graded and priced — plus the photo log, moisture map and the repair-vs-replace numbers. 100% of the fee is credited back if we do the repair work.

Sample figures shown are from the standard report template, so you can judge the format and the depth before you order. Your report carries your building's own findings, photos and numbers.
Who orders it
A roof is the largest single capital surprise in a commercial acquisition. A documented condition grade, remaining-life estimate, and replacement budget — in hand during diligence — turns an unknown into a negotiating number.
Property managers running portfolios use the Fix Now / Plan / Monitor grading to sequence spend across buildings instead of reacting to the first leak. One format, every property, every year.
A dated, photo-documented condition record is what insurers and warranty administrators ask for. Ordered before interior damage spreads, it also separates storm damage from wear — on paper, not from memory.
Pricing
Published commercial drone-inspection rates run $0.08 per sq ft for visual and $0.14 per sq ft with thermal. We price on those same bands — no hourly billing, no "call for a quote," and the fee comes back to you as a credit when we do the work.

Estimate uses the published per-sq-ft bands above with the tier minimums. Final price is confirmed before your visit is scheduled — roof access, multiple roof levels, or heavy equipment density can move it, and you'll approve any change before we roll.

A condition report is a documented assessment by a licensed general contractor — it is not an engineering certification or a stamped filing, and it does not guarantee any agency, insurer, or warranty outcome.
Distribution centers, warehouses, retail boxes, schools, worship and municipal buildings — if it has a low-slope roof, it can be reported. Flat and low-slope systems: TPO, EPDM, PVC, modified bitumen, built-up, metal and coated systems.
Straight answers
Yes — no card and no report purchase required. Owners/managers get 3 starter roof-intelligence leads on their own building (aerial look, leak-risk score, ballpark range) and roofing contractors get their first 2 repair job leads in their service area free. They’re starter-level on purpose: the paid $499 / $799 report — paid through Stripe — is the on-roof, photo-documented version. Claim them in the free-leads section above or call 929.888.2848.
Payment is through Stripe. Click any $499 or $799 order button and you’ll land on the live Stripe checkout for that tier — you can inspect the full payment page before entering anything, and you’re only charged when you confirm on Stripe itself.
From the site visit. Booking to visit is typically 2–4 business days depending on your area and roof access. The 48-hour clock starts when our crew leaves the roof, and it's why we cap reports at 8 per week — we'd rather turn away a booking than ship a late report.
Pay the report fee. If you award All American Construction Group any repair or replacement work scoped in that report, the full fee is deducted from that contract. There's no expiry gamesmanship — the credit is stated in the report itself. If another roofer does the work, the report was still written to be bid from, so the money wasn't wasted.
If you have active leaks that haven't been located, a roof older than 15 years, or a purchase riding on the answer — yes; wet insulation is invisible from the surface and it's the difference between a patch and a tear-off. For a younger, dry, well-documented roof, the Standard report is honestly enough.
Roof access (hatch, ladder, or lift arrangements), any existing roof documentation you have — warranty papers, prior repair invoices, the last report — and a contact for building access. Tenants don't need to be disturbed; the work is all on the roof.
The NY metro area and New Jersey week to week, with CT, PA, VA and FL scheduled by route — portfolio clients with buildings in several states get one report format and one summary across all of them.
No — and be wary of anyone blurring that line. This is a condition report by a licensed & insured general contractor with an in-house roofing operation: documented findings, remaining-life estimates, and budget numbers. Where a stamped engineering certification is required (a lender condition, a structural question), the report will say so plainly and the core-sample data transfers to your engineer.
